The Clients goal was an open plan for an active young family. Having undergone a recent exterior hard and soft landscaping renovation, including outdoor kitchen and post and beam entertainment area, this renovation had to both integrate and protect those spaces.

The goal was to create additional working, living and entertaining spaces for a growing family. The kitchen was moved to the opposite side of the house to allow for better indoor/outdoor integration by connecting the kitchen, dining and exterior areas through large sliding doors. The stairs were flipped around around and skylights were added to bring natural light into the previously dark main floor. Other small touches include: secret closet door joining two boys bedrooms, Central see-thru fireplace creating separation while still reflecting the open plan, removal of existing bulky drops allowed for more openness and light.

The renovation was a complete overhaul from top to bottom. New foundation and drainage. New exterior rainscreen system for both siding and roofing. Complete overhaul of existing electrical and plumbing. Replacement of existing 23’ 6”x18” drop beams with steel flush beams. Integrating 23’ steel beams inside and existing structure in both the first and second floor systems was very challenging but the creation of open free flowing ceilings was worth it.

Energy considerations include:

Two Stage 96.1% efficient furnace with heat pump.

Spray foam insulation in south elevation walls.

Low-VOC paints and plywoods
Extensive salvage of materials including appliances, fixtures, cabinets, lights etc. to be reused in other projects.

Metal cladding and roofing with partially recycled content increases durability and lowers maintenance.
